The Client Challenge

Following the closure of Malsis School in December 2014 after the bank appointed administrators, BTG Eddisons was engaged to manage a range of property matters on behalf of the administrators. With a complex historic site standing vacant, putting robust security measures in place quickly was a priority.

Our RemoteZone team was brought in to assess the site and develop a security strategy that would protect the buildings and grounds throughout the administration and disposal process.

Our approach

Security was initially provided by static manned guards from the date of closure. A number of temporary monitored RemoteZone alarm systems were then installed across the site, and property guardians were recruited to live on site and provide a visible presence.

In addition to the alarm systems and guardians, our team carried out a number of general security improvements, including:

  • Supply and installation of two vehicle barriers to protect the site from unwanted visitors
  • Boarding up of vulnerable ground floor windows
  • Repair of a fault on the existing fire alarm system
  • Clearance of combustible items from the site in line with insurer requirements

Results

The site did not suffer any internal security breaches throughout the administration and disposal process, and was successfully handed over to the new owners in a secure condition.

The security and insurance solution proved so effective and cost-efficient that the new owners chose to retain two RemoteZone systems on site to support the live-in caretaker while development of the site gets under way.

Why choose RemoteZone for vacant property protection?

Vacant and vulnerable properties present significant risks, and insurers are increasingly demanding that owners demonstrate proactive security measures are in place. RemoteZone provides a robust, cost-effective solution that satisfies insurer requirements without the expense of manned guarding or permanent installation.

Here are some reasons our clients trust us:

  • Systems can typically be installed within 24 hours of instruction
  • All alarms are managed by an NSI Gold Alarm Receiving Centre (ARC)
  • SIA-approved mobile patrol responders are typically on site within 20 minutes of an activation
  • We hold SSAIB accreditation at enhanced status, and are authorised by a number of insurers
  • There are no minimum contract periods, so you only pay for protection as and when you need it
  • Because equipment is rented rather than purchased, costs are predictable and flexible
