Why are vacant properties at greater risk from fire and flood?

In an occupied building, a dripping pipe or the smell of smoke is noticed quickly. In a vacant one, the same problem can go undetected for days, weeks, or longer. By the time damage is discovered, what began as a minor issue may have caused significant structural harm, destroyed the property’s contents, and created a complex and costly remediation problem.

Fire and flood are among the most damaging and most preventable risks facing vacant properties. Arsonists targeting empty buildings, frozen or corroded pipework failing without warning, or commercial kitchens, plant rooms, and HVAC systems left inactive can become sources of risk in themselves.

Insurers are well aware of these vulnerabilities. Many policies covering vacant properties require active fire and flood detection as a condition of cover, and installing sensors early is often an essential requirement.

How does RemoteZone’s fire and flood detection work?

RemoteZone’s fire and flood detectors are integrated into our wider wireless temporary monitored alarm system, operating on the same self-powered, no-mains-required basis. They can be installed as standalone protection or alongside intruder detection as part of a comprehensive security package.

Fire detection

Our fire detectors monitor simultaneously for both smoke and heat, providing early warning at the first signs of a fire rather than waiting for conditions to deteriorate. Dual detection reduces the risk of a developing fire going unnoticed and gives operators more time to coordinate an effective response.

When a fire detector is triggered, the activation is signalled immediately via GPRS to our NSI Gold accredited alarm receiving centre (ARC). A trained operator assesses the activation, follows the pre-agreed site procedure, and coordinates the response, including contacting the emergency services where required.

Flood detection

Our flood detectors use two metal contact pins positioned at low level within the property. When rising water reaches the pins, the circuit connects and an alert is triggered immediately. This simple but reliable mechanism ensures that even a slow-developing leak is detected at the earliest possible stage, before water has the opportunity to spread through floors, walls, and ceilings.

As with fire activations, flood alerts are received immediately by our ARC. The operator follows the pre-agreed site procedure and coordinates the appropriate response, which may include contacting a drainage or plumbing contractor, the emergency services, or arranging a site attendance.
All systems include tamper and orientation protection as standard, and every activation is followed by a full written report sent to the client.

What does the installation process involve?

RemoteZone’s fire and flood detectors are wireless and self-powered, requiring no mains electricity and no fixed telephone line. Detectors are mounted on free-standing, non-intrusive support structures with no drilling, fixing, or alteration to the property’s fabric, making them suitable for properties of any condition or tenure.
Photographic evidence is provided for all quotations, with before-and-after images on completion of every installation. A complimentary site survey is carried out beforehand to confirm the right configuration and positioning for your property.

Systems are typically installed and operational within 24–48 hours of instruction.

Who is fire and flood protection designed for?

Fire and flood protection is relevant to any owner or manager responsible for a vacant property, but it is particularly important in the following situations and sectors:

  • Insolvency practitioners and receivers – Protecting assets from day one of possession, where fire or flood damage could significantly reduce the value of an estate.

  • Healthcare and education – Large, complex buildings with extensive pipework, plant rooms, and HVAC systems that present a heightened flood risk when left inactive.

  • Hospitality – Hotels, restaurants, and pubs with commercial kitchens, cellar cooling systems, and significant pipework that requires active monitoring when premises stand empty.

  • Commercial property – Landlords and managing agents with vacant office, retail, or industrial stock where fire or water damage would affect both the asset value and the reinstatement timeline.

  • Construction and refurbishment – Partially completed or stripped-out buildings where standard building services have been removed or altered, increasing vulnerability to both fire and water ingress.

Why choose RemoteZone for fire and flood protection?

  • Integrated with 24/7 monitored alarm systems – Fire and flood detectors feed directly into our NSI Gold-accredited ARC, meaning every activation is received by a trained operator who manages the response according to your pre-agreed site procedure.
  • No mains power required – All detectors are self-powered and wireless, making them suitable for properties without active utilities, including buildings mid-refurbishment or following service isolation.
  • Rapid deployment – Systems are installed and operational within 24–48 hours of instruction, so protection is in place before risks have the opportunity to develop.
  • Approved by leading insurers – Our fire and flood detection solutions are designed to assist with meeting insurers’ requirements for vacant properties, and our documentation supports compliance.
  • We own our alarm systems – RemoteZone’s fire and flood detectors are part of our own alarm system infrastructure, owned and operated by us. You are not dealing with rebranded or third-party hardware. The equipment is ours, and the accountability comes with it.
  • Nationwide coverage – Fire and flood protection is available for properties anywhere in the UK, with local installation teams and a 24/7 National Support Centre.

Frequently asked questions about fire and flood protection for vacant properties

No. RemoteZone’s fire and flood detectors are fully wireless and self-powered, operating on the same basis as our temporary monitored alarm systems. They require no mains electricity and no fixed telephone line, making them suitable for any vacant property regardless of its utility status.

Yes. Fire and flood detectors can be integrated into an existing RemoteZone temporary monitored alarm system, or installed as a standalone solution where intruder detection is already in place through another provider.

The activation is signalled immediately via GPRS to our NSI Gold accredited ARC. A trained operator assesses the situation, follows your pre-agreed site procedure, and coordinates the appropriate response. This may include contacting the emergency services, arranging a site attendance, or notifying a nominated contact. A full written report is sent to you following every activation.

Detectors are mounted on free-standing, non-intrusive support structures. No drilling, fixing, or alteration to the property’s fabric is required. A complimentary site survey is carried out before installation to confirm the right positioning for each detector based on the property’s layout and risk profile.

Many insurers require active fire and flood detection as a condition of cover for vacant properties, particularly for commercial and industrial premises. We recommend confirming the specific requirements of your policy with your insurer. Our team can provide full documentation of the detection systems and accreditations in place to support your compliance.
